Lisa Vanderpump spilled tea on Kyle Richards’ recent house hunting in her neighborhood.
The former “Real Housewives of Beverly Hills” star confirmed that Richards toured a mansion right across from her Villa Rosa estate.
During a May 1 appearance on “Watch What Happens Live,” Vanderpump joked about Richards’ real estate tour in her neck of the woods. “Let me talk about this,” Vanderpump said to host Andy Cohen. “She [had] a clothes shop that was like 100 yards from my restaurant. And then she continuously comes up to me.”
“I mean, doesn’t she get the message? It’s almost like she wants to sit on my lap,” Vanderpump cracked of her former friend.
When Cohen reminded her that Richards didn’t buy the house, Vanderpump replied, “Because the offer wasn’t accepted. She isn’t always totally transparent, as we’ve seen on the show.”
“No, no, let’s talk about this,” Vanderpump continued. “This house is 15 foot from me. Fifteen foot. She went there four times. This house used to be Channing Tatum’s. I used to have a plan to dig a tunnel underneath the road to get to Channing Tatum. But he sold it. And then Kyle tried to buy it. Like, why would you go there four times? I mean, why doesn’t she just ask to stay in my guest bedroom?”
Kyle Richards Denied Putting an Offer In on the House
The house in question is a 6-bedroom Beverly Hills property located a few feet from Villa Rosa, where Vanderpump and her husband have lived for nearly 15 years.
According to TMZ, Richards toured the house multiple times with her realtor daughters and “really liked” it. The house was ultimately sold to another buyer for $6.9 million in February.
Vanderpump told TMZ, “A shame [Richards’] offer wasn’t accepted because she’d finally be able to move into Beverly Hills.”
A rep for Richards denied that the RHOBH star ever made an offer on the property because she had concerns about the area’s fire hazard.
During an Amazon Live Q&A with fans on April 28, Richards said she simply decided to stay in the Encino home she bought with her ex, Mauricio Umansky, in 2018. “I decided to stay here for a while. I just decided against that,” Richards told fans during her livestream.

Vanderpump and Richards have been in a feud for several years. Their friendship ended during filming for RHOBH season 9, when Vanderpump’s husband, Ken Todd, kicked Richards out of Villa Rosa during an argument.
During Cohen’s “Watch What Happens 5” segment, Vanderpump was asked to list the top five things that she would do if Richards had bought the house across the street from her.
“Okay, first thing, put my house on the market,” Vanderpump joked.
“My doorbell ring would be ‘Goodbye Kyle!’” she continued. “I have an electric fence that would sort out that straight hair she’s got. My swans are attack swans, Hanky and Panky.”
“The number one thing I would do, I think it has to be put my house on the market,” Vanderpump added.
